Located at the logistics hub of the A2 and A73 motorways between Venlo and Maastricht is the newly designed building DC Echt-Susteren. A new and high-quality distribution centre of 98,000 m2 on the Midden Limburg business park. Commissioned by Dokvast, this property was developed, and upon completion, the entire complex was sold to Czech investor and asset manager P3 Logistics Parks.
Designed by Heembouw Architects, DC Echt-Susteren is characterised by efficiency and simplicity, pragmatic but with a high-quality appearance. The champagne-coloured main volume is given a sheen by the metallic façade panels that partially adopt the colours of the surroundings. In order for the distribution centre to fit in well with its surroundings, despite its size, the site will also receive extra attention from the landscape design, with natural and green infill.
The office will consist of about 1,300 m2, the warehouse of about 85,000 m2 and the floor for VAS activities is 12,700 m2. The distribution centre is designed in four compartments. Each compartment with warehouse will have its own office facilities and mezzanine floor above the expedition zone. In addition to the large surface area, a special feature of the property is the free height of 12.2 metres and 82 electronically operated loading bridges.
Sustainability is an important pillar for us, Heembouw, Dokvast and P3. DC Echt-Susteren achieved a BREEAM ”Outstanding” certificate with a score of 90.99%. C2N fulfilled the role of assessor during this project.
