What we do
A fixed part of any real estate transaction is obtaining a reliable picture of the technical condition of a building, the cost of necessary repairs, its compliance with legislation and its suitability for use.
Such a Technical Due Diligence requires speed, flexibility and a good dose of expertise – precisely the characteristics of our multidisciplinary TDD team.
Depending on your wishes, our TDD team will lay down their findings in a concise or extensive report, but always with a clear picture of the condition, the shortcomings and the cost of repair of the target Real estate.
TDD approach & reporting
The first step is to agree on what kind of TDD you want, to what level of detail, and within what time frame. This is normative for the on-site inspection(s) and the assessment of the available building file.
The next steps are inspection of the location, examination of the building file and asking the questions that are necessary to get as complete a picture as possible of the property on offer.
And how would you like us to report? Just a brief report, with the most important findings? Or an extensive report, preceded by a ‘red flag report’? Whatever the case, always with a Capex overview in which the costs for repairing defects and overdue maintenance are plotted over time.
A change for today is a change for tomorrow
We have noticed a trend among TDDs to take stock of the possibilities for increasing sustainability in the medium term. On the one hand, this is due to legal measures such as the EPC label obligation and the EED audit. On the other hand, because investors and financiers are curious about the ESG risk profile of property before they invest in it.
For our sustainability advisers, such inventories are daily work. Together with the other members of the TDD team, they make proposals for the most practical and efficient sustainable measures.
Depending on your needs, our recommendations can range from minimum legal measures to maximum possibilities that make the property interesting for investors looking for high-quality sustainable real estate.
Where we look at
During a TDD, we look at subjects such as the condition of the property, the defects, (backlog) maintenance, remaining technical lifespan of building and installation parts, compliance with building regulations, health and safety, suitability for use, sustainability, availability of overhaul parts, mandatory certificates and inspections and maintenance history.
TDD monitoring
In addition to the TDD process, we can monitor for you whether the TDD agreements made are being observed by the selling party.
We identify deviations on time, recommend corrective measures and make adjustments within the limits of our mandate.
All this to ensure that you get what was agreed.
